Fiscal Year 2023 Capital Assistance for Hurricane Response and Recovery Efforts (CARE) - Miami Beach Community Health Center (MBCHC) is proposing to replace the existing non-impact rated windows at its North Miami Center location at 11645 Biscayne Boulevard, Suite 301/305/307, Miami, FL 33181 with impact-rated windows capable of withstanding hurricane force winds of up to 157 mph or higher (Category 5 hurricane). Suite 301/305/307 is the most important service site out of eight sites in the MBCHC-owned building because of its capacity to accommodate emergencies and deliver all services in scope. MBCHC must ensure that Suite 301/305/307 does not suffer similar damage to that caused by Hurricane Irma in 2017 when it was closed for three weeks. The windows of the entire building need replacing because any water or wind damage due to a hurricane will preclude the use of the entire building and negatively impact health center operations. The square footage to be improved by the project is 49,722 of which approximately 25,289 s.f. is clinical space and 24,433 s.f. is non-clinical space. No new rooms are being added and the building is not being expanded to increase the total square footage. The interior of the building is not being changed. Ms. Sorangely Menjivar, Chief Operating Officer, will be responsible for managing this project. Ms. Menjivar has overseen several large MBCHC projects including multiple New Access Points, Oral Health Services Expansion, and the Health Infrastructure Investment Program award to renovate the Beverly Press Center. MBCHC will seek competitive bids for the proposed project. A third-party construction manager will be utilized to provide daily supervision of the project. Benefits of this project include: protection from flying debris during a hurricane; improved insulation and lower cooling costs; blocking excess UV light from entering the building; lower insurance premiums; reduction in external noise pollution; and prevention of leaks during heavy rains.
